ABOUT THE CLIENT
EAD serves as the trusted partner of a leading packaged food manufacturer generating billions in annual revenue with multiple facilities across the U.S. Acting as their on-site project and construction management resource, EAD oversees projects and coordinates local contractors, ensuring seamless execution and operational efficiency.
PROBLEM TO SOLVE
Faced with shifting business priorities, the food manufacturer needed to confidentially dismantle, relocate, and install four production lines across the country. The project was executed to minimize downtime, adhear to the strict production schedule and priortize safety. Any missed construction dates could jeopardize the manufacturer’s ability to fulfill client obligations.
APPROACH & SOLUTION
Drawing on our expertise as a construction manager and owner’s representative, EAD developed a comprehensive project schedule that minimized downtime and ensured accountability among the contractors. With limited documentation—just a single plan view drawing and no specifications—our team collaborated closely with the client to address the construction and food safety requirements, ensuring all facility quality standards were met.
EAD built strong relationships with the client project team and contractors, managing schedules, budgets, and daily field activities while maintaining complete confidentiality. We identified potential roadblocks, refined the project plan into a task-driven schedule, and held weekly status meetings to keep stakeholders aligned. The clear communication and detailed scopes of work for each trade ensured smooth coordination throughout the project.
RESULT & BENEFIT
EAD delivered results that exceeded expectations:
- Completed each construction phase one week ahead of schedule.
- Outperformed the Total Installed Cost (TIC) budget by 10%.
- Delivered four fully operational production lines with output far surpassing the previous location’s capacity.
At startup, the new lines produced 85,000 sandwiches per 8-hour shift per line, achieving a 131% efficiency increase. With ongoing process improvements, the client is targeting production of 108,000 sandwiches per 8-hour shift per line—a 166% efficiency increase.
This project underscores EAD’s ability to execute complex relocations, ensuring client success through meticulous planning and collaboration.
